 abstract={A fiduciary substitute investor is a professional entity specializing in the construction process. The basis for the fiduciary status of the substitute investor is the investment substitute agreement. The fiduciary substitute investor undertakes legal and factual actions during the construction process in his/her own name but on behalf of the direct investor. The fiduciary substitute investor acquires property right or obligation right to the real estate, which should be returned to the direct investor after the completion of the construction work.},
